Your safety is our priority. Together we make sure every Lace home is safe, well maintained and compliant.

KEEPING EVERY HOME SAFE AND SOUND

What safety checks do we carry out in your home?

We complete regular safety checks in every home to protect you and make sure our buildings meet all legal standards.

Every Lace home has an Electrical Installation Condition Report (EICR) at least once every five years. You’ll receive a copy of the certificate after each inspection. Please don’t carry out your own electrical work — report any issues so we can send a qualified electrician.

Where homes have gas appliances, we carry out annual gas-safety checks by certified engineers. You’ll receive a copy of the certificate after each service.

We test alarms every year and replace or repair them if needed.

If any alarm stops working, please tell us immediately.

We check hot and cold-water temperatures each year to reduce risks from Legionella and other bacteria, including Pseudomonas Aeruginosa.

You can help by running taps after time away and keeping showerheads and taps clean and free from limescale.

SHARED SPACES, SHARED RESPONSIBILITY

How do we keep communal areas safe for everyone?

Regular inspections, clear walkways, and strong fire protection help us maintain safe and welcoming shared spaces.

We carry out routine checks in corridors, lounges, lifts, laundry rooms and gardens to make sure shared areas are safe and well-kept.

Every scheme has an annual Fire Risk Assessment (FRA).

We also test fire alarms, sprinklers, emergency lighting, and automatic doors regularly.

You’ll receive a summary of your scheme’s latest fire-safety findings.

To prevent accidents and fire risks, please don’t leave mobility aids, furniture or personal belongings in corridors or stairwells.

SAFETY STARTS WITH PARTNERSHIP

How can residents help keep homes safe?

We all play a part in safety — by allowing access, reporting concerns, and following simple precautions at home.

Please allow our contractors or engineers access for scheduled safety checks - it helps us protect you and keeps your home legally compliant.

If something doesn’t seem right — a faulty alarm, broken light, or water leak — please tell us straight away.

Mobility scooters and other powered vehicles should only be stored and charged in approved areas. This keeps both residents and buildings safe.

Please don’t tamper with safety equipment or make changes to your home without our permission. We’ll always advise on safe solutions.

LEARNING, IMPROVING AND BEING TRANSPARENT

How do we track and share safety performance?

We monitor every safety check, learn from incidents and share results so you can see how we’re performing.

We track completion rates for gas servicing, electrical testing, fire-safety checks, and other key inspections to ensure full compliance.

If a safety issue or “near miss” happens, we investigate, act quickly and update our processes to prevent a repeat.

We publish key safety outcomes in resident meetings, and our Annual Report — ensuring transparency.
