We want finding a home to feel supportive and straightforward. We take time to understand your needs, preferences, and what will help you live independently and confidently in later life. Our approach is guided by fairness, transparency and a genuine commitment to helping you find the right home for you.

Putting people at the heart of the process

Every application is reviewed individually — we look at your personal circumstances, what you can afford, and where you’d feel most at home.

Working in partnership

For Extra Care Housing, we work with Lincolnshire County Council’s Adult Social Care Teams and on-site care providers to ensure your care and support needs can be met. For all other homes, we let properties directly through our waiting list, using clear and consistent criteria that balance need, independence, and availability.

How we match people with homes

We look at your housing situation, care or support needs (if relevant), and affordability. For Extra Care Housing, we’ll also need an Adult Social Care assessment from Lincolnshire County Council before we can finalise your application.

Homes are offered according to availability within schemes you’ve applied for and the level of need at the time.

For shared ownership homes, offers are made on a first-come, first-served basis to buyers who are ready to proceed and meet our eligibility criteria.

Some applicants may have higher priority due to their personal circumstances — such as housing need or care and support requirements.

In Extra Care Housing, we maintain a balance of high, medium, and low care and support needs within each scheme to ensure sustainable communities.

For some schemes, including Brighton Place (Washingborough), Wellington View (Ingham), and Collinson Court, Scunthorpe local councils can nominate suitable applicants from their housing register.

If you’re nominated, we’ll assess your application in the same way as others to ensure the home is suitable for you.

You can also apply directly to Lace in the event the local authority is unable to nominate at that time.

Yes. If you disagree with a decision, you can appeal within five working days.

A manager not involved in the original decision will review it and respond within five more working days.

We follow our published Eligibility Policies and the Regulator of Social Housing’s Consumer Standards.

What happens next

Letting Homes

Once your application is accepted, we’ll review it carefully and match you with available homes based on suitability and priority. Our approach is personal and transparent — we make sure each move is right for you and supports your independence.

We acknowledge applications within five working days and assess them within 21. We look at your housing needs, finances, and preferences to find the best fit for you.

Properties are offered according to availability within the schemes or developments you’ve registered for and your priority banding at the time.

If a suitable home becomes available, we’ll arrange a meeting to confirm eligibility and explain rent, charges, and tenancy terms.

Our Pre-Tenancy and Affordability Services help you prepare for move-in — from setting up a Direct Debit for payments to understanding your tenancy or lease in full.
